Why guest experience is a campsite's most valuable asset

The view brings a guest once, the experience brings them back every year. We walk through guest experience at campsites and caravan parks from booking to goodbye, and show how review scores affect revenue.

Coast at Özdere where the pine forest meets the sea

What makes a guest choose a campsite the first time is usually the view: a pitch facing the sea, shade from the pines, a sunset photo. But what brings that same guest back the following year, gets them to recommend you to a friend and earns you five stars in a review isn't the view. It's the experience. A clean shower, a smiling face at check-in, a message giving directions to a guest arriving late at night.

In this post we explain why guest experience is a campsite's most valuable asset and how you can design it, from booking to goodbye.

Your review score is revenue

The effect of online reputation on revenue has been measured in the accommodation sector for a long time. A 2012 study by Chris K. Anderson of Cornell University, based on Travelocity booking data, came to a striking conclusion: a hotel that raised its review score by one point on a five-point scale (say from 3.3 to 4.3) could raise its prices by about 11.2 per cent without losing occupancy or market share.

The study is about hotels, but the logic holds for campsites too. When a camper is choosing between two campsites in the same area, the first thing they look at is the reviews. A campsite rated 4.8 will be chosen over its 4.1-rated neighbour even if it costs more. Every investment in guest experience comes back to you as pricing power.

The experience starts before the booking

Guest experience doesn't begin when the guest drives through your gate. There are six touchpoints, and each needs managing in its own right.

TouchpointThe guest's questionA good experience
1. Discovery"Is this place right for me?"Realistic photos, a clear facilities list, recent reviews
2. Booking"Is there space, and how much?"Up-to-date calendar, clear price, quick confirmation, easy deposit
3. Before the trip"How do I get there, what should I bring?"Location, directions, check-in times, what to pack
4. Arrival"Where's my pitch?"A short, warm welcome, being shown to the pitch, a summary of the rules
5. The stay"Who do I contact if something goes wrong?"Clean shared spaces, quick replies, respect for quiet hours
6. Goodbye and after"Will I come back?"A thank-you message, an invitation to review, a reminder for next season

The five most common campsite complaints

When we look through campsite reviews, most complaints fall under the same few headings:

  1. Clean toilets and showers. The most sensitive point of the whole experience. Cleaning more often on busy days is the quickest way to push your review score up.
  2. Hot water. Hot water running out in the evening is one of the most repeated complaints.
  3. Noise. Clearly written and enforced quiet hours decide whether families and couples go home happy.
  4. Photos that don't match reality. Old or selective photos lead to disappointment on arrival.
  5. Not being able to reach anyone. A guest with a problem who can't get hold of the business turns a small issue into a bad review.

Checklist: improve guest experience this week

  • Update your photos. Show the pitches, toilets and showers too.
  • Send location, directions and check-in times automatically with the booking confirmation.
  • Send a short welcome message the day before arrival.
  • Draw up a cleaning rota for shared spaces based on the busiest times.
  • Choose one channel where guests can message you 24/7.
  • The day after departure, say thank you and ask for a review.
  • Reply to negative reviews politely and offer a solution.

Small touches, big differences

What guests remember is often the small stuff: a glass of lemonade on arrival, a star map for the children, a helping hand when parking the caravan, a stove lit in the common room on a rainy day. These touches cost little, but they're the moments mentioned most often in reviews.

How technology supports the experience

Technology doesn't replace guest experience, but it lets it scale. Guests choosing their pitch on a map, getting directions in their confirmation message, getting an answer within minutes to a question sent late at night. All of this frees up the owner's time for the moments spent face to face with guests.

That's why teknovan.io offers tools for every step of the guest journey: pitch selection on a 3D map, automatic confirmation and information messages, a dashboard that brings WhatsApp and Instagram messages into one inbox, and an AI guest assistant that answers the question that arrives at 2 am.
